2027 conforming loan limits: what is official so far

Published · Homebuyer update · By the DPA Finder editorial team

FHFA has not yet published 2027 limits. The official 2026 one-unit baseline is $832,750, with a $1,249,125 ceiling in high-cost areas.

The Federal Housing Finance Agency's conforming loan limit page still lists 2026 as the latest year (the page was last updated October 14, 2026). Until FHFA announces 2027 values, the official 2026 limits apply.

For 2026, the one-unit limit is $832,750 in most of the U.S., up $26,250 from 2025. In high-cost areas the one-unit ceiling is $1,249,125 (150% of the baseline). Alaska, Hawaii, Guam and the U.S. Virgin Islands have a one-unit baseline of $1,249,125 and a ceiling of $1,873,675. FHFA announced the 2026 limits on November 25, 2025, after its third-quarter House Price Index report.

Why this matters for down payment assistance: many state programs are paired with a conventional first mortgage that must fit under these limits, and some programs set their own, lower purchase price limits. Ask your lender which year's limit applies to your loan, and check the price limit on your state's program.
