The City of Lima, Ohio is offering down payment help through First Home Lima, a program for households buying their first home in the city.

According to the city, eligible homebuyers may earn up to $9,999 toward down payment and closing costs by taking part in the First Home Lima housing counseling program. Household income must be below 80% of the area median income, and purchase prices are limited to $209,000 for a single-family home and $268,000 for a duplex.

The program is run with New Lima - Housing for the Future and West Ohio Community Action Partnership. Applicants must be pre-approved by a lender before applying, and the education courses cover credit, budgeting, working with a lender and home maintenance. The amount each buyer receives is set case by case, and the partner's page notes that buyers must put in some of their own funds.

The city funds its housing programs with federal CDBG and HOME resources. Check the official page for the current application packet before you sign a purchase contract.
